We opened in February 2008. Since then we have enrolled 5,244 homes for 123 builders — from single-lot custom builders to national production companies — across more than seventy Washington cities. Here is the whole record, straight from our books.

Every builder we billed in that year, with a builder’s per-project LLCs counted once — several run four or more project entities that count here as a single builder. The 2017–18 peak tracks the regional building cycle; the base has held steady since 2021, and seven builders are new to us in 2026 alone.

Where the homes are
We cover the full I-5 corridor — from Ferndale, north of Bellingham and twenty minutes from the Canadian border, south through Tacoma to Olympia and Tumwater — plus west across Puget Sound into Kitsap, and east over the pass to Suncadia and the Tri-Cities.

Revised July 27, 2026. The figures first published here counted some builders’ project LLCs as separate builders, and undercounted homes billed together on a single invoice. Every builder name and every invoice has since been reviewed one at a time against source records. The numbers on this page supersede the earlier ones: fewer builders, more homes.
How homes are counted. A home counts once per property, however many invoices covered it — our service is often billed in two parts. Where one invoice covers many homes, such as a portfolio agreement or a prepay block, the count comes from the schedule or enrollment record behind that invoice.
The 2022 portfolio. One builder wound down its Washington operation in 2022 with hundreds of homes still inside the statute of repose, and engaged us to remain the warranty company of record for every one of them. 2022 therefore includes 553 homes taken on under that single agreement, recorded in the year we assumed them rather than the years they closed.
Builders come from the billing record, with a builder’s per-project LLCs consolidated into one relationship — several bill through four or more project entities and count once each. Where we haven’t matched entities up, a builder may still appear more than once, so the true count is a little lower than the raw entity list suggests. Our longest-running client, enrolling since December 2012, was acquired by a national homebuilder in 2026 and still counts once.
Cascade Builder Services opened in February 2008. The 2008–2011 years ran on an earlier billing model and are not included in the totals above, so the history here is a little shorter than the real one. Coverage below is mapped from all 5,104 home addresses on file, which is why the map covers more homes than the itemized count above.
